The long-awaited redevelopment of the shopping center at the northeast corner of Saltzman and Cornell will begin this year. Plans have been submitted to Washington County. The application is considered a Type III, which requires a Hearings Officer to review it. If the application is deemed complete, the hearing is scheduled for June 21 and a decision would be released about 30 days after that.

Once the application is approved, traffic, grading, and other detailed construction plans will be submitted and reviewed. “It’s a long and complicated process,” notes Ryan Egge, who manages Bales/Findley, the company that owns the property and is developing the new center.

A few small changes were made to the plan as a result of comments from the neighborhood meeting, primarily improving pedestrian circulation.

Demolition of the existing center could begin as early as late su

mmer. Construction is likely to take a year.

In response to comments during the neighborhood meeting last September, the plans were changed slightly to improve pedestrian circulation. A pedestrian entrance will now be created halfway up the Saltzman side of the center. Awnings will be added in some places to make it more pleasant to walk from one business to another during the wet season.

At this time, it looks like the county will not require the Dogwood extension to be built out as a full public street. It will give access to the main parking area as well as the upper parking lot that will serve Building B and the second floor of Building C.

New & Neville is the leasing company that is working to fill the retail spaces. The “anchor tenant” for building B is a health and fitness club. The tenant for building A is set, but we’re still waiting for the public announcement.

Looking northeast, the Saltzman frontage will be more welcoming without the high retaining wall. Anchor tenant "A" is on the right. A pedestrian access will be near the far building.
