Polygon changes Timberland layout

The developer of the former Teufel Nursery property on Barnes Road has announced adjustments to their original Master Plan. Changes in the real estate market are cited as the reason to reduce the number of townhomes and increase the number of multi-family flats. In addition, Aegis Living is building a residential care facility at the corner of Barnes and 118th, with 136 assisted living units for seniors, and 14 memory-care units for people suffering dementia.

Polygon was recently granted a reduction in the required minimum density by Beaverton, which annexed the property when it was sold in 2003. They argued that the net buildable area was smaller than originally anticipated, due to additional roads, open space, and land that is unbuildable for environmental reasons. The average number of dwellings per net acre remains at 24, but the total of number of units is reduced from approximately 1,310 to 1,111. The units included in the residential care facility are included in the total.

The north section of the development is partially developed, and consists of two-story townhomes and multi-family flats. There will be a total of 480 units in that area. The pace of new construction is slowing due to the cooling real estate market.

The southeast residential area, behind the assisted living facility, will contain 513 units in three-to-four-story buildings, with 8-14 units per building. Aimed at a young adult market, these buildings will not have elevators. 59 units of townhomes will act as a buffer between the flats and the existing residential area to the east.

Behind the commercial area, four-story buildings with elevators will contain about 80 condo units aimed at “empty-nesters.”

Commercial slowdown

The commercial segment of the development, West Village, is going to be constructed in phases, according to MGH Associates spokesman Greta Holmstrom. Phase 1 will include construction of West Village Drive and Big Al’s, the entertainment complex/bowling alley. “Phase 1 will also likely include other tenants, but this is still being evaluated,” says Holmstrom. The grocery store that had been planning to occupy the southwest corner of the commercial area has pulled out of the deal, presumably due to the slowing economy.
