What’s Happening at...

Our occasional roundup of changes in the downtown Cedar Mill area

Ace Hardware closed its doors on May 31. Uncertainty about the future of the building and market conditions forced the action, which came as a surprise to many. A 20% off sale during the last few days drew a lot of interest, with customers hauling off a good portion of the remaining stock.

Bales/Findley Property Management, owner of the Milltowner Center, has been contemplating a complete redevelopment of the aged shopping center for several years. Plans for the new center were unveiled last year, and the search for anchor tenants began. They now say that nothing is likely to happen until at least 2016, in part because of contractual obligations. Manager Ryan Egge says, “There has been substantial retail interest in leasing space at the proposed new development. Working on a possible co-anchor, but we have not yet determined our primary anchor tenant. We want to make sure it’s a business that will serve the community.”

Pat Mahoney, owner of Mike’s Auto Parts, hopes to stay in the center. Egge says, “We do not have any agreement in place at this time, but my hope is that we can work with Mike's Auto Parts to include them in the development. A lot depends on the configuration of the anchor tenants and how the remaining retail pieces fit together.” Pat says he’d like to see one of the new spaces built for him before they tear down the current building, so he can stay in operation.

There’s a “for lease” sign in the window of the former Walgreens store. Egge says, “At this time we are only looking for a temporary use, or a use that would be interested in relocating within the new development.” The same is true for the Ace space.

Timberland Senior Living is in the Design Review process with the City of Beaverton and plans to apply for the building permit within the next 45 days. The goal is to start grading the site, across 118th from the new Timberland shopping area, by late summer/early fall 2014. The developer, Rembold Companies, has another senior project in northeast Portland called Russelville Park.

Another Peterkort parcel was annexed into Beaverton in March. The triangular area includes the office and medical buildings north of Barnes Rd., and some steep slopes to the north of that. No word on any development plans for the large commercial areas that have been previously annexed into the city.
