Note new location. Because our two CPOs share interests and issues, we are combining forces in November and December to present information to our members.

Clean Water Services will provide an overview on the organization which is about protecting public health and enhancing the environment of the Tualatin River Watershed. They will also provide detail on Clean Water Services’ Chapter 3 Sensitive Areas and Vegetated Corridor Standards overview. What it looks like to live next to and develop near wetlands, streams, and upland buffers.

Then we’ll hear from our service providers, followed by a description of the CPO Program Modernization Project: The Washington County Board of County Commissioners is in the process of making changes to the CPO program looking at modernization of language, updated focus and scope, membership and eligibility, program requirements and geography/boundaries. Attend the joint CPO 1 & 7 December 10 meeting where Washington County staff will present information and listen to feedback about this project.

CPO 1 will hold its annual leadership election at the December 10 meeting. The current slate of Virginia Bruce as Chair and Bruce Bartlett as Vice Chair/Secretary is running again. Nominations may be sent to cpo1leaders@gmail.com.

Catlin Gabel School proposes to amend their Master Plain to move the location of the Community Center for Athletics and Wellness (CCAW) from the northeast area of the campus near Leahy Road to a site closer to the campus entrance on SW Barnes. They also propose to relocate the maintenance building to a building adjacent to the main parking lot. Notes from the October 8 meeting answered neighbors’ questions about construction access and noise, demolition of existing buildings, and noted that no changes are proposed for the campus entrance.

A meeting was held on October 15 to describe the proposed residential development with one access from Thompson and another that connects to NW Lois Elaine Ter. The 4.75 acre lot is zoned R-6 (six dwellings per acre) and is west of Findley Elementary. Westlake Consultants is managing the development process for Noyes Development, the builder.

After initially proposing a three-lot division at 10224 NW Lee St., developer Steven Farnsworth has obtained the adjacent property at 10305 NW Flotoma Dr. and is now proposing a five-lot division with the two existing houses to remain, resulting in three new developable lots. The meeting was held on October 24.

A meeting was held in September to describe the plan to create a new six-lot subdivision with access on NW Alpenglow Way. A previous plan had been proposed to create three lots with a “shadow plat” but NW Engineering’s Matt Newman says the property has been sold and the new owner, Vince Biggi, intends to increase the density to the maximum for the 1.22-acre site. A half-street improvement to Alpenglow is required. Lots 4-6 will be accessed from Alpenglow while lots 1-3 will have access from a new private street.

A 17-lot middle housing development is proposed for a .97-acre lot adjacent to NW McDaniel Road. Middle housing—a denser form of infill housing enabled by state law—doesn’t require a neighborhood meeting and receives expedited processing from the county. Access to the lots is from the existing NW 118th Terrace. Surrounding lots are developed at the R-9 (nine lots per acre) zoning.
